Multi-tenant landlords use IoT solutions in building management

Real estate companies are using IoT solutions in their building management. The solutions include among others sub-metering and energy optimisation in buildings.

The benefits of IoT solutions in Building Management are eminent. IoT solutions enable a wide range of opportunities for real estate owners, ranging from building damage prevention, to services for tenants, such as indoor climate control and accurate consumption-based invoicing, while increasing the energy efficiency of the building and thereby its environmental performance. What’s new? The latest solutions allow this to be done at an increasingly sharp price point, making new use cases viable. Deployment and solution management is made easy, creating a very low entrance barrier for anyone to get started.

Talkpool is one of the first companies to have developed leading sensor device that enable these IoT solutions for building management. Several years ago already, the company released its temperature and humidity sensor, which has been used by companies all over Europe, for example Homeys in France.

The new generation device, the OY1110 LoRaWAN Temperature and humidity sensor, has recently been approved by Objenious on its network in France, making it accessible to all its customers.

Sometimes network providers have additional firmware requirements or require compatibility tests, in which case on request of our customers we let our sensors get tested, to ensure smooth deployments all over the world. DS Energy in Denmark is one such company using the new generation of Talkpool’s sensor solutions to help real estate owners to optimize their building management.

“An exemplary case is where we installed sensors for a landlord, spread over 7 buildings of about 6 to 7 floors each. We measure a range of different things, from the consumption of energy, to the water consumption and heating. This allows the landlord to maintain a certain level of service quality to the tenants, by for example making sure there are no leaking toilets, all the ventilation and heating works the way it should, but also to ensure that no tenants are misusing the heating and to prevent building damages in the long run. At the end of the month, the landlord can split the costs of utilities with the individual tenants, accurately based upon their actual consumption.

In our view, LoRaWAN solutions are excellent for landlords with multi-tenant buildings. The costs are very low and it is easy to densify the network. In the above scenario for example, the 7 buildings were covered with only 2 micro gateways. Alternatively, you can cover a much larger area with a single outdoor gateway, at the point this is more economical. Either way, the network costs are very low, while the results are very beneficial to both the landlords and the tenants.”
